7 day(s) at ₹526.03 — rent x 12 / 365.

GST On Moving Services

2,610.00

About House Moving Cost Calculator

House Moving Cost Calculator separates the two numbers a rental move turns on: the cash you need on the day, which includes the new security deposit, and the money that is actually gone, which includes the cut taken from your old deposit. It adds 18% GST on packers where the quote was pre-tax and prices the days you pay rent on both flats.

Real-Life Use Cases

Separates move-day cash from the non-refundable cost

Adds 18% GST on a pre-tax packers quote

Prices double-rent overlap on a 365-day year

Counts the expected cut from your old deposit as a real cost

A rental move has two deposits going in opposite directions

You pay the new landlord before the old one pays you. That single fact is why one number cannot describe a move. The cash you need on the day includes a deposit you will eventually get back; the amount the move actually costs you excludes it, but includes the slice of your old deposit that never returns. On the figures set up above those two totals are ₹78,792.19 and ₹51,792.19 — ₹27,000 apart on the same move.

Plan against the lower one and you are short on possession day, which in practice means a card, a borrowed amount from a parent, or asking the packers to wait. Plan against the higher one and you have talked yourself out of a move that costs half what you think. Both numbers are correct. They just answer different questions, so this tool prints both rather than averaging them into something that answers neither.

Note what share of the move-day figure is not really expenditure: ₹32,000 of ₹78,792.19, or 40.61%. It is refundable in principle and completely unavailable to you for the length of the tenancy. That is the head worth arguing about hardest, and the one most people accept without a word.

Four heads that turn up on the bill and not in the budget

Packers, truck, brokerage and deposit are the heads everyone remembers. These four are the ones that make a careful estimate land 20% low. Amounts are from the inputs above, so they move when you change them.

HeadOn these inputsWhy it gets missed
Deduction from the old deposit₹5,000It reads like a refund shortfall rather than a cost of moving. It is a cost of moving.
Overlap rent₹3,682.19Nobody plans to pay rent twice, and almost everybody does for a week or two.
GST on the movers₹2,610The quote is pre-tax; the tax appears on the final bill.
Utility setup and misc₹5,500A dozen small amounts, none of them worth writing down alone.

Together that is ₹16,792.19 against a ₹35,000 core of the pre-tax movers quote, brokerage and painting. The old version of this calculator counted none of it and reported ₹40,500 as the non-deposit spend, which is why a moving budget built on the obvious heads runs out.

The overlap costs more than the truck

At ₹16,000 rent a day costs ₹526.03 — monthly rent times twelve over 365, not rent divided by thirty, which would read ₹533.33 and quietly overstate every partial month. Seven overlap days is ₹3,682.19, which is roughly half the packers quote and more than most people budget for transport.

It is also the one head you can compress by planning rather than negotiating. Notice periods are fixed and possession dates are usually flexible by a few days; if the new flat needs painting, ask whether that can happen before your handover rather than after. Every day you pull back is ₹526.03.

What this cannot estimate for you

The quotes themselves. There is no reliable formula from flat size to moving cost — the same 2BHK priced by three vendors on the same day will come back three different amounts, because the number depends on floor, lift access, how much gets crated and how busy the month is. Get written quotes and enter them; a calculator guessing them would be making numbers up.

It also cannot predict the deduction from your old deposit, which is a judgement about your landlord, not arithmetic. And it stops at the door: the first month in a new flat usually carries a deposit for the electricity connection and a fresh set of dues. The monthly rent and utility calculator covers what the new place costs to run once you are in it.

The deposit is the negotiable head, and the law is mostly not on your side

The Model Tenancy Act, 2021 caps a residential security deposit at two months rent. It is worth knowing exactly what that is: a template the Centre circulated to the states in June 2021, not a binding national law. As of mid-2026 four states had adopted it — Uttar Pradesh, Andhra Pradesh, Tamil Nadu and Assam. In Karnataka, where the unwritten ten-month norm has held for years, a ₹20,000 rent still routinely comes with a demand for a six-figure deposit, and nothing in the Act makes that illegal.

This matters for the arithmetic rather than for the argument. A ten-month deposit on ₹16,000 rent is ₹1,60,000, which would make move-day cash ₹2,06,792.19 while the money actually gone stays at ₹51,792.19. The cost of the move barely changes; the cash barrier quadruples. That is why a high deposit stops people moving to flats they can comfortably afford, and why offering a slightly higher rent for a smaller deposit is often the trade worth proposing.

On the way out, the deduction is where the disputes are. Cases reported through 2026 include ₹80,396 held back from a ₹1 lakh deposit in Bengaluru and ₹52,000 from another, itemised as AC servicing, deep cleaning, hinge replacement and lift charges. Two habits cut this down: photograph every room, the meter and the appliances on the day you move in and the day you leave, and get any painting or cleaning obligation written into the agreement as an amount rather than a description. Settle the last electricity reading in writing too — the move-in move-out meter settlement calculator works out whose units are whose when the handover falls mid-cycle.

What this deliberately leaves out: transit insurance, which is quoted as a percentage of the value you declare and only matters on long-haul moves, and any furniture or appliance you buy because the new place needs it. Both are real, and both are decisions about the new home rather than costs of the move, so add them under misc if you want them in the total.
